Ongoing fire safety consultancy across the borough's building stock
Osborn Associates are engaged to provide the full range of fire engineering consultancy, installation and project management services for the Royal Borough of Kensington and Chelsea. The appointment covers RBKC's housing stock and public service buildings including schools, and spans the complete spectrum of fire safety - from initial risk assessment through to the design, installation and certification of remedial works.
This is an ongoing retained consultancy rather than a single project, reflecting the scale and complexity of managing fire safety compliance across a major London borough's diverse property portfolio.
The company carries out Fire Safety Order fire risk assessments across the borough's properties, identifying compliance gaps and prioritising remedial action. External envelope fire risk assessments form a critical part of the programme, evaluating the fire safety of building facades and cladding systems in line with current regulatory requirements.
The scope extends beyond fire safety to include water hygiene risk assessments, reflecting the breadth of building safety expertise that Osborn Associates brings to the appointment.
A core element of the appointment is the survey and remediation of fire compartmentation across the borough's building stock. The company carries out type 1, 2, 3 and 4 compartmentation surveys, cavity barrier inspections and fire stopping assessments, followed by the design and project management of all necessary remedial works to achieve Approved Document B compliance.
The fire suppression and detection scope covers the full range of systems: residential and commercial sprinklers, water mist, wet and dry risers, gaseous suppression, fire alarm and smoke detection, aspirating systems, smoke ventilation, emergency lighting, fire safety signage and electrical testing.
Osborn Associates produce fire strategies for both new and existing buildings within the borough, including fire strategy reviews and development for properties undergoing refurbishment or change of use. Evacuation planning forms an integral part of this work, ensuring each building has a clear and compliant means of escape strategy appropriate to its occupancy and use.
